Meadows and Villas estimates 5,442.150 vacant ERUs and 47.100 occupied. Sands North estimates 2,189.200 vacant and 237.100 occupied. FY2025 reports expect the next paving in 2028 for Meadows and Villas, and in 2032 for Sands North. Placida Area is a third boundary. Those same two years charge $367 per ERU there, up from a FY2025 rate of $235.15. The board raised the rate to $367 for pipe lining only. The FY2026 budget puts $455,410 into that lining. The county sheet updated November 19, 2025 names Rotonda Meadows Wastewater, Rotonda Sands Wastewater, and Rotonda Villas & Springs water and wastewater. A May 19, 2026 workshop shows $423.88 per occupied ERU for the Meadows and Sands wastewater units in FY2026. The vacant column is a dash. A note says FY2026 is the final year of that assessment, and both FY2027 columns are dashes. Where Charlotte County Utilities serves the lot, Schedule A effective April 1, 2026 lists a TAP fee of $3,405 per ERC for water and $5,937 per ERC for sewer. Meter and line charges are other rows on that sheet. The county takes one availability form per lot. Rotonda Villas is in Plat Book 12, Page 1, in the Placida area. Harbor edge and inland lots are different builds
Harbor-edge and inland lots differ. The swing bridge is a public road at Placida Harbor and does not come with a Meadows or Sands lot. The bridge authority says it is the only land link from Charlotte County to North Island, Cole Island, and Gasparilla Island, and that it maintains 2.5 miles of causeway on State Road 771. Cars and pickups pay $6 for a round trip. The 2015 steel span is 225 feet long and leaves 22 feet of clearance for boats. On weekdays from 7 a.m. to 6 p.m. it opens on the hour and the half hour. County coastal policy lets emergency staff order a full evacuation of the Cape Haze Peninsula, the land west of the Myakka River and Charlotte Harbor, when a surge forecast is life-threatening.
