What happens when real-property taxes go unpaid
Interest can start after delinquency
Florida Statutes § 197.172 says delinquent real-property taxes bear 18% annual interest until a tax certificate is sold, with a 3% minimum charge before that sale. It also caps a tax certificate’s interest rate at 18% a year.

Florida Statutes §§ 197.402 and 197.432 require notice and a tax-certificate sale process for unpaid real-property taxes. The certificate creates a lien handled under chapter 197; it is not an immediate sale of the lot itself.
A tax-deed application can come later
Florida Statutes § 197.502 allows a certificate holder to apply for a tax deed after two years have passed since April 1 of the certificate’s issue year. Notice and sale steps follow; the two-year mark is not an automatic transfer date.
