Who pays the owner’s title premium and settlement fee?
Allocation varies by county and contract. The signed contract controls. The official Florida Realtors/Florida Bar form includes a MIAMI-DADE/BROWARD REGIONAL PROVISION under which the buyer pays the owner’s title-policy premium, while seller-side search charges can remain. For every county, confirm both the policy and settlement-fee allocation in the contract, then use the toggle above when the buyer pays them.

Who pays Florida documentary stamp tax and title insurance?
The contract controls who pays each cost. This calculator places deed documentary stamps, the original owner’s title premium, two-page deed recording, and any title-company closing costs you enter on the listing and FSBO seller estimate. County title custom can differ. Use the buyer-pays toggle when the contract assigns the owner’s policy and settlement fee to the buyer.
Which title-company closing costs should I enter?
Enter the seller-side amounts from the title company’s fee sheet or Closing Disclosure: settlement, title search or examination, municipal lien search, lien payoff or HOA/CDD estoppel requests, release-document recording, courier, wire or overnight charges, and other title-company fees. These lines start empty at $0 because the charges vary by company and file; this is an estimate only.
Why does the calculator leave agent commission blank?
There is no commission percentage built into the tool. Enter the percentage in your actual listing agreement. Until you do, the listing result shows fixed statutory costs but does not calculate estimated proceeds.
Why does Miami-Dade vacant land cost more in deed tax?
Florida Department of Revenue applies a $0.60 tax per $100 of consideration in Miami-Dade plus a $0.45 surtax per $100. The surtax exception is for transfers involving only a single-family residence, so the department’s own example applies both charges to vacant land.
