The stormwater utility covers unincorporated Sarasota County and the City of Sarasota; North Port, Venice and Longboat Key are outside its service area. The 2026 roll lists 47,912 vacant residential lots. A typical vacant lot is 0.23 acres, or 10,000 square feet, and 65% of the sized lots are quarter-acre lots, the most common size. The Property Appraiser maintains parcel records and values, and the Clerk records deeds. Charges that ignore land value
Some yearly charges are not based on what the land is worth. An MSBU is a yearly charge for a service, split by the benefit to the property. Fire protection uses that kind of charge. For fiscal year 2027 the single-family rate is $12.87 per equivalent billing unit. One unit is 100 square feet of building, and the smallest charge uses 7.5 units. The fiscal year 2026 rate was $11.70. It funds fire service in unincorporated Sarasota County and the City of Sarasota, including part of Nokomis. The Englewood Area Fire District, and another part of Nokomis, are funded separately. Stormwater is a different bill. The base charge is $31.41 on every parcel in the utility area, because every parcel can shed rain. A developed lot with more than 249 square feet of roof or pavement also pays $16.35 for each 500 square feet. Some of the county's 27 drainage basins add their own capital charge. [9],[8]
Unpaid taxes can become a tax deed
A tax certificate is a first lien for unpaid real estate taxes. Buying the certificate does not transfer the land. The Sarasota County Tax Collector sells certificates online. Bidding starts at 18% interest and moves down. The lowest bidder who pays the tax, interest and costs wins. The certificate earns at least 5% unless the bid was zero. A VE zone is the coastal high-hazard area, where the mapped flood includes waves of 3 feet or more. An AE zone is mapped with waves under 3 feet. The LiMWA line is the inland edge of the area expected to get breaking waves of 1.5 feet or more in a flood with a 1% chance in any year. The coastal construction control line, or CCCL, is a different line. The state sets it at the inland reach of a 100-year coastal storm so dunes and the beach are protected. Construction seaward of the line is not prohibited, but it must meet special siting and design criteria; nonexempt activities require a field or administrative DEP permit. Can I sell if a tax certificate is on the lot?

Who permits a septic system, and what is the fee?
The Florida Department of Health in Sarasota County permits septic systems, and since June 8, 2026 the state fees are $100 for new-system review and $115 for a site evaluation. You file form DEP 4015 with a site plan, floor plan and fee. A qualified person evaluates the site. The county health department can perform that evaluation for a fee and determines the total permitting fee from the system type and requested services. A registered septic contractor or licensed plumber installs it, unless you do the work on a home you occupy after the permit is issued.
