A certificate sale for the rest must happen by the end of May. The buyer pays the tax and bids 0% to 18% interest. The certificate is a lien, not title to the land. Section 197.502 lets the holder apply for a tax deed two years after April 1 of the issue year. The tax collector may charge a $75 tax-deed application fee. Sewer hookups and springs septic rules

Since July 1, 2021, the state environmental agency writes the septic rules, and the local office still permits and inspects. The June 2025 Weeki Wachee BMAP, a state cleanup plan for a spring basin, covers 200,474 acres in southern Hernando County, part of Brooksville, and northern Pasco. Septic tanks are 49% of the nitrogen reaching groundwater. If central sewer is unavailable, a new tank in the Priority Focus Area needs a 65% nitrogen cut on any lot size. Flood zones, zoning, and building permits
FEMA's Flood Insurance Rate Map is the official zone source, setbacks are in Appendix A of the county zoning code, and new building applications use the Tyler portal as of March 3, 2026. Zone X is low to moderate risk. Zones A, AE, and AH are the Special Flood Hazard Area, the high-risk floodplain, and Zones V and VE are coastal high risk. The Flood Damage Prevention ordinance and the Florida Building Code govern work in that high-risk band. Local watershed data can affect a build even when the FEMA sheet is silent. A Letter of Map Amendment or Map Revision can remove a whole lot or part of one, and it overrides the printed map. The old portal rejects new filings. From December 15, 2025, repairs and modifications on every lot size in the priority areas of Weeki Wachee and the Homosassa and Chassahowitzka Springs group also need the nitrogen-reducing design.
Does county water or sewer already reach my lot?
